Should I Sell My Home In Today’s Market?

No– unless you absolutely need to. Now you probably didn’t expect me to say that but in my opinion it would do no good for our economy or ourselves to have another home sitting on the market. If you are not facing dyer circumstances that would force you to sell than now is not the time to try. With over 1.5 million homes having already been lost through subprime foreclosures and an estimated 2 million more families in serious danger of losing their homes, I would say the market is saturated with available homes right now.
Even if you found yourself in a situation where you just really have to sell than you must be prepared to price your home according to today’s market values or be prepared to accept less than what you anticipated. One of the risks of pricing too high for the market is that you won’t receive offers. Buyers will be less inclined to make an offer on a home that is over-priced for the market, particularly when there are other houses to choose from. When houses on the market similar to yours are selling it’s because buyer’s agents are using your over-priced home to help them sell the well-priced homes that come on the market. The longer your home stays on the market unsold the bigger the risk that it will develop a negative stigma. Buyers will wonder if there’s something wrong with the property and in most cases the only thing wrong is the price.
Gone are the days when you could set your asking price based on what you need. The bottom line is your home is competing with the 1.5 plus million homes that are or will be priced below market value because banks need to get rid of their inventory of homes. Now more than ever Realtors are needed to assist in real estate transactions. Sellers and buyers alike will need to be educated during this process for it to be a win/win situation. Sellers will need Real Estate Consultants to assist in negotiations with their lenders as well as with buyers. Buyer’s market or seller’s market, either way it’s an I need a Realtor market!
