When one feels they are ready to buy their dream home, the first thing one does is start looking for a home. Whether it be through the internet, or driving around the neighborhood ect; Its a great time for oneself. Finally you see the home you just love, then one faces reality, and does not know what to do. Most home sellers usually do not want their home showed to someone who is not approved. This makes sense, because once you see the home your defenseless, unless you have cash, you can not make an offer on it. Another questio is" What do I offer on the Home?" First things first. speak with a loan officer. Go with your bank who usually has a good fixed rate for you. You will avoid alot of unnecessary hastles. For instance when one has a loan approval, one knows what price range he or she can afford. Does it make sense to look at homes that is out of your price range? Thats is our tendency to look at homes a liitle over our price range. Too once you see the home of your dreams, you can make an offer on it. Make sure you have a realtor, he/she can make sure what homes are going for in the area, thus avoid paying to much for your dream house. Also he can include a home service warranty plan on the offer for you, negotiate price and down payment assistance for you among other things one is not aware of. If you have been up with your payments the last 2 years and have work experience for 2 years. You have a shot! Some banks only require 1 year of no late pays! Usually what is required is proof of income, (POI) , Verification of employment, (VOE) ,Verification of rent, (VOR) If your credit is high there is like a stated program where you do not have to prove income, just VOE. Usually one can apply for a loan over the phone which takes about 15-20 minutes.
